What is Home Management?
Home Management is a specialized service that helps sell vacant houses. Generally, vacant houses are difficult to sell: surveys show that a typical vacant house takes longer to sell and sells for 10-20% less than the price it would command if it was well-furnished and maintained. Owners of a vacant house listed at $500,000, could face a drop in value as much as $100,000. Showhomes enables the owners to recapture much of this lost value.
Think about it - in a vacant house, buyers see only bare floors, walls and ceilings. Minor scuffs and scrapes become glaring faults. Most buyers find it difficult to visualize how they would live in the house, so they don’t make the emotional connection needed to generate a premium offer.
In a Showhome, buyers see carefully furnished and decorated rooms that are staged for maximum appeal to buyers. Simple touches add warmth and opportunity for visualization and emotional connection. For instance, a kitchen counter cleared of everything but a coffee maker can conjure an image of a relaxing Saturday morning, reading the paper over a hot cup of coffee. The more this kind of visualization occurs, the more likely a buyer is willing to pay a premium price.
We transform vacant houses into valued homes.
How do we do it?
Showhomes franchisees contract with home owners to provide Home Management services. Each home owner agrees to pay Showhomes a fee, generally tied to the results Showhomes generates.
The Showhomes franchisee also contracts with Home Managers, individuals who agree to move, with their own furniture, into empty Showhomes and keep them in show-to-sell condition. These carefully screened Home Managers manage the home until it sells, allowing Realtors to show the property anytime by appointment. When the Showhome sells, the Home Manager moves out promptly, often transferring to another Showhome. Home Managers pay Showhomes reduced monthly fees for the privilege of living in a beautiful home for sale.
The Showhomes franchisee is not a decorator. Franchisees hire established, professional decorators to arrange the furniture and décor in each Showhomes to maximize its appeal. In some cases the decorator will supplement the Home Manager’s furniture with items from the franchisee’s inventory kept for this purpose. The Showhomes franchisee also contracts with a professional designer, who arranges the furniture and décor in each Showhome to maximize its appeal. In certain cases, the designer will supplement the Home Manager’s furniture with items from the franchisee’s inventory kept for this purpose. The franchisee makes regular inspections of each Showhome to insure that standards are maintained.
Where do we find Home Managers?
Home Managers come from all walks of life. Our franchisees recruit Home Managers through advertising and networking in their communities. All Home Managers must be responsible, tidy, and have good furniture. Some Home Managers may need a short-term housing solution while they build, remodel or buy a home; these might occupy only one Showhome. Many Home Managers simply enjoy the opportunity to live large, but within their means; these might occupy a series of Showhomes over several years.
How does a Showhomes Franchisee make money?
Our franchisees have two principal sources of income. The first is from home owners, who pay fees for Showhomes’ services based on the value we create when their homes sell. These fees may range from as little as a few hundred dollars to tens of thousands, depending on the size and speed of the sale. The second is from Home Managers, who pay monthly fees to live in Showhomes. These fees currently range from less than $500 to over $3000 a month.
